When I was 16, all I did was ride a motorcycle and check out girls.  

I am just curious how to protect myself from tenant accusations of hurting himself in the house because of things like: - "the doors are too narrow and I am disabled" or "your stairs or stair case to the patio are too steep I fall and hurt my ankle" do I need insurance for things like that or can I have it worded in the lease agreement that the tenant accepts the condition of the house and won't press any charges if he /she hurts himself??

I'm a country girl so the suburbs for sure.  

I suppose their could be a weird state law limitation in some remote context.In this case it is commercial where the courts and legislature ASSume we are big boys and girls and therefore can negotiate to our hearts content. 

I can't believe I am "that guy", or in this case "that girl", who rehabbed a property before closing, smh!

That video brought tears to my eyes.Then, the video mentions something like people who earn $150k, or $300k (can't remember) tell everyone they don't earn enough money to purchase a property.Then, there is the story I told 100 times on BP about the 20-year old Japanese girl who ran away from her parents in Japan, arrived in this country with zero money, never got a job, never had a driver license, never had a boyfriend and in 7 years she owned (financed) 18 condos and single family homes in upper middle-class neighborhoods and she called me on the phone and told me she had purchased a $550k house in Las Vegas and another house in Victorville California making her total 20 houses.It was strange when I met the Japanese girl in 2001 because I had just purchased my first apartment building that was 28 units and she saw me working on the apartments every day and she wanted to hustle me for free work and rides all over the city.

I'm not accusing this company of doing that, but it these posters do follow the same pattern . . . they post one positive post about the company in question and then disappear.I hope to see you jump in and get active here on the site.

Even though they disqualified themselves most of the time when I took the phone call, due to their sob story of evictions...good grief), and saved time that way, it wasn't worth it to spend all day at the phone when I was a jack of all trades and just didn't have the time, nor want to hire a girl to just answer the phones. 

She has 2 little girls and no where to go.More background:-So, I have a tenant in the back unit of my Triplex on a month to month lease; bf also on lease but he is now in jail for foreseeable future for breaking probation.
