I've seen people blow $20k on electronics and other crap and be broke again in a few weeks.

Not trying to advertise or promote, but there are a few of us that can cover most of what needs to be done electronically to get the process started.

* Do you provide move in and move out reports * How many pictures do you take of the property prior to tenant moves in and after the tenant moves out* Do you get weekly reports when the property is vacant what prospective tenants are saying about your home* Do you provide monthly newsletters to your tenants* Do you hold investor education classes to help me become a better investor* Do you have single point portfolio based management services?

Additionally, listing your property in the newspaper or the local HOA newsletter can still be an effective means of finding possible buyers.

Whether it be from an ad, newsletter, whatever it is, and have them provide you with the information.Why is this important?

I’m going to look for an electronic remote switch for this.

Make electronic rent collection mandatory. 

Electronic gate at entrance to property.

Then stay active on the site and read all the posts/newsletter articles.

The reason i ask is I know a few car lot owners who can do 10k a MONTH with less than 50k in vehicle inventory, and a few more folks who buy and sell electronics in bulk who do about half that...so is the average return on RE(not the home runs) really that good compared to other investments, or is it the passiveness of renting and appreciation that makes it attractive?
