That can cause a decrease in restaurant spending for those with more disposable incomes due to they do not want to risk going out and getting infected.The sad part is that many younger kids might be infected but have no symptoms just a carrier and then when they are around old people they get it where it can become much more dangerous to that population.

I use some of my W-2 disposable income to acquire properties with my business partner(s) - I don't have the time nor desire to BRRRR - this is not consistent with the time demands from my W-2 employment;  if I did BRRRR, I would lose money by the decreased revenue from my W-2 job from the time and effort BRRRR would take for me.

In the past when I've looked for purchases cap rates were reasonable enough that purchasing listed assets on the open market was attractive.Now, having disposed of some matured assets I'm in the hunt for acquisitions again and want to diversify the portfolio (rather than simply lever up into even larger properties) into a larger number of properties.

Silver lining was a stupid low mortgage, amazing cashflow and still decent COC return for a "failed BRRRR".Moving forward not much you can do but be very realistic going into anything new, and have A LOT of comps at your disposal.
