The pay structure I used for the contractor was 25% once materials were on site, 50% once certain mile stones were met (all flooring installed, Cabinets in place, ETC.), last 25% once final punch-list was completed with a walk through.

New Windows, exterior/interior paint, new flooring throughout house, updated lighting fixtures, cabinets, and plumbing.

I've had great success with 360 images and video, but it's still not the same as walking through at your own pace, opening cabinets, sensing the natural light, look over the fence at the neighbor's yard, listening for traffic or barking dogs, driving the neighborhood, etc.

Personal property includes objects such as kitchen cabinets and flooring.

• Caulk the windows shut since you don't need to open windows in Texas (although, this is probably a fire safety violation) • Caulk the gaps where the laminate floor panels meet the floorboards •  Caulk gaps around exterior door thresholds, caulk gaps at outlet covers, caulk gaps where cabinets meet the floor/walls, caulk where pipes enter drywall, caulk where toilets/showers/tubs meet the floor... • Find a way to seal gaps in HVAC ducting -- need ideas! 

Renovations are about halfway complete and estimate it will come out to about 15k total give or take (Paint, vinyl flooring, appliances, cabinets, etc).

I currently work as a woodworker making cabinets as well as a handyman so the hands on work doesn't scare me.
