What's the going rate for an agent/broker running a comp?

Find your self a insurance broker and let him shop around.

Make connections with as many brokers as possible.Don't do a deal just to do a deal.

in WI we dont need them other than for Deed Prep generally, but legally in WI I can prepare a deed as a Broker if i want the liability.   

You have time after getting your license to get situated and activate with a local broker- you cannot sell real estate (as an agent) without doing so.

I plan to meet a mortgage broker next week and don't want to make myself look like a fool with such little yearly income. 

That is what I have known to be a standard transaction broker fee.  

As for DTI, with only 1 house it's hard to have a DTI that's too high, as long as you're below 35% you should be fine, if you get near that then you'll need a mortgage broker to break out the complicated software that give you a real DTI number which is more complicated than debt payment/paycheck. 

However the buyer broker form will usually have language that says something to the effect that the fee can be offset from a cooperation fee offered by the seller.

Because of this my insurance policy cancelled the my plan and after working with multiple insurance brokers I cannot find anyone willing to insure my property.
