I did my portion of sweat equity late at night for about 3-4 hours per night (and for about 8 hours on the weekends) - after the kids went to bed. 

Generally speaking, documents you may find from online services often lack important clauses that can help shift burdens and costs down the line.

Another example:  Around here, it is common to find two comparable neighborhoods separated by some imaginary district line.  

I am lining out a long term BRRRR strategy for acquiring properties in Navarre, Destin, Panama City & Myrtle Beach area.  

Bottom line, it takes me 12-15 months to finish a project from point of land acquisition in my area (King County, WA).You should ask around with people who are familiar with the process to see what timelines to expect.  

I would give them space and let them plan their time and broach the subject later down the line.

I'm interested in the Clovis/Fresno market and how to find profitable properties e.g. 3 bed, 2 bath I can renovate and rent. 

Bottom line - ask your loan officer, but I doubt this will fly.  

It's 4-bed 2 bath with almost rent ready condition selling for $50K.  

The specific property I am looking at is a single family 2 bed 2 bath home with an office in a 55 and older active community in Florida.
