I require they have a  year landlord(non related) referene, all adults and that all adults have a  year solid job reference , or disability award proof.

I always require all adults over 18 to be on the lease (yes, I've read Brandon's book!).

For example, for dogs, the adult dog must be 25 pounds or less and a nonaggressive breed (most insurance carriers won't allow pitbulls, chows, Rottweiler, etc).

I guess we need to have those adult conversations about the terms of ending the partnership regardless of business structure.
