The plan is to live in the worse off unit regardless of what property we end up buying.

If your plan is to rent to college students, then I think it can be wise to have in your contracts co-signed by a parent/legal guardian.

Will depend on several factors like the type of property, type of tenants, your risk tolerance, other assets you own, your estate planning, laws where the property is located, etc.

@Sarah Meade you definitely don't need to have a business to buy a small multiunit, especially if you plan to use a low-down payment loan.
