I figure you would rather keep your costs secret, given you plan on build to sell and dont need all you customer questioning things.

But here is a secret.. my call back % is almost 10X what most people's are.

. , he was on his 4th deal, as I see some of his responses here, he has made a ton of deals, maybe he could chime in some of his non-secret recipe here on how he did it as far as partnering goes.

There is no secret that banks accept a lot more offers that people make than they do offers that people don't make

There is no secret city where the investors are making more money than other investors .

And even if I wanted to, living in a small town makes keeping secrets very hard.

The secret to success is learning the facts before jumping in.  

An even bigger secret, to some not others, is that at the tax sale usually you have to wait to redeem the property; however, if you are in a tax deed state ask them about the surplus properties or properties that were not sold via the tax sale.
