They make for perfect tenants because a lot of the time their parents pay half or all of their rent because they realize it's much cheaper than paying for 4 years of out of state tuition.One of my friends I've met through my job is a mortgage broker and she also likes the idea of getting a realtor's license in college.

If the say it is for rent - try to negotiate a lease option and control the unit, offer to do all the repairs n take care of problems for a discount on the rent with an option to buy in the future, some or all of the rent applied to the purchase.

I would also suggest the cap above which the tenant pays for a future lease.not necessarily (especially if the house is old/inadequately insulated). good luck trying to cool the place from 80 to 74 when it's still high 90s at night after 100+ day time temps.
