Get yourself a few experts on your team...GC, electrician, plumber, termite/pest, home inspector etc.

I would love to have people to share local referrals with especially contractors, plumbers, electricians, lenders, etc.

You find a side gig, either work related (IT, construction, electrician, etc) or simple pizza guy, Uber, pool guy, PT job. 

HVAC guy got half the ductwork in but needs the electrician to move a cable, etc etc etc.

Will the manager send an electrician who charges &125-$150 just to diagnose or will the manager send in a handyman who will charge $20 per hour and can help complete basic troubleshooting?

My friend is a carpenter, also was an electrician for 4 years and a roofer also for awhile.

For my rentals I experience below a 5% vacancy rate but the $100/month maintenance is pretty close as I average almost $60/month per unit to my handyman and then there are times I need to use plumber, electrician, or HVAC contractor. 

My first concern was the wiring of the house isn't equipped but she assured me she would pay my electrician to install a sub panel in the garage and add a cement wall.

Your electrician should know the answer to this question as it pertains to your local municipality.
