If they do show and your records are good you will win and if not and they dispute they will set a trial for a later date.Assuming you have possession the tenants will agree to a date to leave and if they do and drop off the keys and give you something in writing saying, "we are out" you can stop the process and take over.

Any lease that is less than 12 months falls under that same law, so in Philadelphia I had to stop doing “trial” leases that were for like five or six months because of this law.And in Philadelphia don’t let your 12 month lease renew for month to month like many leases do by default; this law kicks in if you do that.
