Strong deals with top operators & local jobs base should survive but I think a lot of mediocre deals done & of course the ones stretching the numbers & margins the last few years will be in significant trouble going forward & many will be unable to pay investors or even refinance out of questionable loans.

It was tight slap in the face when I thought it will take a few hundreds whereas it stretched to a few thousands because of re-carpeting, full painting etc.No complaints as these were expenses that went into the upkeep of the home, and tax deductible.

I believe I have a strong case, but I'd like some opinions as it will be difficult for me to continue paying the mortgage on the property month after month if the other parties try to stretch this out and postpone.A quick background: I bought a 100-year old house in upstate NY overlooking Lake Ontario with its own private beachfront.

I think the biggest risk is if i miss the boat on stretching a bit to buy something here in California, but I think the market is slowing here.
