It just seems hard for these sites to get enough travelers using them, unless you have a property targeting a very niche tenant type that uses a specific website to find housing.

You seem pumped up to do this, but do it first at a local meetup (in terms of connecting with people) or else you are just going to get a bunch of people trying to sell you services or on how good they are.

I'm interested in lending in the Dakota's since it seems like none of the big firms are doing so and would appreciate a contact to call and learn more. 

If they charge you when you bring in the repair person, that seems wrong. 

I know the cost of the conversion, and the ARV increase to me seems several times higher than this cost.

It seems most banks now are requiring a PG (which means using your EIN and SSN) for most lines).

Seems that inventory is very low, property prices and interest rates are very high.  

I am not planning on driving the routes - would need to have a manager & dispatcher while having trucks and drivers actually drive the routes and deliver packages.The businesses seem to be quite strong cash-flow-wise but I'm not sure if it's a good idea to get into this business.Would appreciate any feedback on this.Thanks.
