Hello BP community, I am curious if anyone has come across a lender that will give a loan based on renting by the room and using the rental income as estimates in the loan?

@Don Panchamsingh most folks who visit Panama from the US/Canada find their way to Coronado area...so if you need a place to stay, we do have our house available for rent.

I only invite someone to apply if I think I want to rent to them, otherwise I think it is an unnecessary expense for the prospective tenant.

When I look up this question on internet, it always says that in NYC, its the tenant who pays ...but in reality I am told that about half of Brooklyn listings are no fee (meaning that landlord pays) in order to get it rented fast.   

All under one lease and you should collect rent in one payment. let them figure it how to pay. 

Think about renting a car and you pay for the extra insurance.

My tenant is not paying rent for last 3 months and I started eviction process.

What you pay for the property, what you rent it for, who the tenants will be, etc.  

Avail, Apartments.com, Buildium, RentRedi, and several other platforms allow you to make leases that can be signed online electronically and also will then collect rent through their portal.
