You would be hard pressed to rent a home in an area were there are fairly nice homes sitting empty only because there are less people who want to live there than there are homes. 

You're going to be especially hard-pressed to find any that are also close to move-in ready.However, I think it is still quite possible depending how much work and/or money you're willing to put into fixing a place up.

A lender would be hard-pressed justifying not postponing if the seller submitted the purchase contract and something like a preapproval or proof of funds along with it. 

One more big press down, could make a lot of margin calls, pressing really crazy deep sell-off's, and really great acquisition points.
