The one I have in the file place works just fine.Paragraph 23 already states the contract is assignable, and no need to get seller permission if it's a cash deal.Paragraph 26 is where you would add your special clauses, if you have any.

you need to have a assignment contract with the owner of the property, the contract needs to state you are assigning your rights to the contract to a third party for a fee.Also you will need written permission if you are going to market the property to find an end buyer or also known as tenant buyer.You will also need to know need to have the purchase price, monthly rent and term on the contract you will be assigning.I would not recommend going it alone, make sure you have someone experienced in lease options to help you avoid costly mistakes.
