I would also include something about the exterior- we have local ordinances about porch/yard furniture having to be outdoor furniture (to keep people from the classic couch on the porch), when and where to place garbage bins and recycling, and keeping the yard cleaned up (no garden or solo cups and beer bottles etc).

What I usually explain to tenants is I am not responsible to control pests that are potentially caused by tenant behavior and I don't control the outdoors.

The vast majority of homes here are built without A/C both because energy is much more expensive here and because temperatures rarely get above 80 degrees.

They even work with us where, for example, on one turnover last year we came in town and did what we wanted (pressure washed house, painted outdoor trim, stained decks, fixed fence, etc.), then they finished it up when we were done.
