I wouldn't put so much weight in average daily rate but more on what you can make in a year as it's highly seasonal.

This is called the “band of investment” technique, whereby you take the weighted average of your mortgage component and the weighted average of your equity component adding them together to build a cap rate, for example:Mortgage- 75% LTV , 4.5% interest rate, 25 year amortization.

Horseshoes and Hand Grenades; close enough for me.I could imagine in some regions Zestimates could be way off - my guess is urban areas where market value may be weighted heavily on the finishes of a property not just its location. maybe Manhattan or San Francisco.Where I am it doesn't matter if a house is coated in gold; it all depends on the neighborhood.

Aside from price, the balance of items in the offer also hold weight such as closing period, inspection/contingency period, agent representing your offer, letter with offer, POF, etc.

The expensive caulk expands and contracts with the weight of the tub preventing leaks unlike the cheap caulk that leaks and harbors bacteria growth.If a bathroom doesn't have a ceiling exhaust fan but a window for ventilation do not expect the tenant to open that because of being lazy or the weather outside.

BK stays on 10 years. 2004 lenders won't put as much weight on that as CURRENT CREDIT HISTORY and RECENT PERFORMANCE.You can still dispute the BK and if the credit agencies do not respond back in the time frame as verified it will be removed.It could come back on but generally they have no motivation to put it back on like collection companies do.
