I have since learned that I can not expect to get any kind of cooperating brokerage commission from a commercial listing agent unless he or she is desperate for a buyer.

The more you tell them how desperate you are, the higher the fee they will likely demand. 

She owns her own company, is the only broker there, having only an assistant.There are 2 weeks left before the 45 days are up, and I'm desperate for guidance:  do I need to write something up and send the remainder of the funds myself?  

The thing is their model is PREDATORY upon ppl that desperately want an opportunity to earn more money.
