It is much better to be clear and honest with the PM regarding goals and finances, and strategize the overall management plan or needed major expenditures.Regarding your comment about the old PM wanting to collect for additional charges...it is not at all uncommon for invoices to come in one or two months after the work is done- many businesses are slow to send them out.

Something else I've thought of doing is this:1) Locate someone willing to do owner financing2) Put home under option3) Find an end buyer and set them up with seller4) Turn in both contracts to title company with a lien invoice What are your thoughts on this?

I use QuickBooks for my bookkeeping, so I just set up automatic invoices that go out to all of my tenants on the 24th of each month.

I plan on giving them the invoices to help their decision if it will make a difference.

Is there an amount they may just go ahead without checking with you and send you the invoice when it's complete?
