You also have some unknowns, like if I hire someone under a fixed price (90% of the time they are hourly), just because I don't want to baby sit them and want a turn-key job, my expenses will be like this, for every dollar i spend on a fixed price, i have to pay ~15% in employer taces, and ~15-20% in workers comp (on average), that brings me to 35-40% and leaving me with 10-15% in gross profit.

I am looking to grow my ream to include investment partners to share in the lucrative and stable Baby Boomer properties.  1000 people a day move to Florida and they are seeking improved homes, most pay cash.

People usually want to live in the best area they can afford.Also, don't 'baby' your rental.

I am 29 yrs, an Army Veteran just getting out about a year ago Nov. 2015 (served 4 years), Married with a baby girl.

Look at what it sold for 10, 20, 30 years ago.. then ah... you will sleep like a baby, especially if it is buy and hold for the long term.... 

We basically baby sit them until paid off.
