Now we have the challenge of Many aging in place, with people unable to maintain homes of size.For look at demand you can ask a number of high end architects around here, they are all doing ADUs and trying to increase density to respond to today’s demand.Healthy neighborhoods are always changing, and restrictive zoning often attempts to freeze a moment in time that becomes out of step with the current market.

Alternatively, could pay an architect for a few hours to do a feasibility study before you move forward.Some important factors/constraints to consider when subdividing are the required minimum lot size, setbacks and minimum frontages/minimum lot width for a parcel in the zone you're looking at.

If it is just the construction of the building, then I think they are high.As others mentioned, the larger the build, the cheaper per SF it gets (similar to buying a 6 pack vs 12 pack).The true value in a great GC and architect is the ability to value engineer the project for you.

I’ve seen drawings from my architect where 2bd can be fit into a sub-500 square feet plan (at the insistence of his client) and was approved, but there was almost no living room to speak of or the bedrooms were tiny to the point of impractical.
