That does make me skeptical, but maybe that's because it really is a "best kept secret" in the industry. 

For example, the "in my head budget" target for my current BRRRR deal is $150,000 but the real "secret" number is $180,000. 

Some other competitors.. well they don't want you to know these details...you got to ask yourself ....why is it a secret? 

I don't tell all my secrets on free online discussion forums, and you should not either.

@Chris Garzino  There's another secret which are the advanced sales of New Jersey that allow you to invest on tax liens prior to the years time frame. 

RE is full of guru crap making claims of learn the secrets, get the ins and outs, most are rip offs, the very best are overpriced full of hype and ideas that are hard to replicate in reality.Read here, ask questions, there isn't anything you can ask about residential investing or flipping or rehabs that a few here can't answer here, just need to find those in the forums that know what they are talking about......beware of the ones who add fluff, are puffing and claim that it's easy.

There is no secret you just have to drive around and you will see which areas are nicer than others. 

Most of my best tenants are Section 8 as these are the tenants who tend not to trash my units nor secretly start subletting or moving in other family members.

Not looking for specifics or to steal your "secret sauce".
