Too many investors are sending them and I want to stand out from my competition. 

I would ideally want one that has some of the following attributes. - No monthly fees (or ways to avoid them).- Open outside of normal business hours (7am-7pm, Saturdays, etc)- Local, I would love to develop a great relationship with them as I grow my business. 

They don't stand out in such a crowded market.In my opinion, it is better to go with something unique and/or strive for brand recognition with your mail pieces.

You'll stand out because you'll be different from the other 20 agents who call them and repeat the same sales scripts.

A major negative is that when you strip away the industrial era attributes like water transportation, hydro electric power, relative cool summers ( an industrial neccessity before air conditioning), a semi skilled work force, and the advantages of having a geographically concentrated industry, you are left with a city with a high level of poverty, a low level of education, a corrupt and ineffective government and very bad weather.  

The home value spike of 2013 to 2016 can be significantly attributed to cheap money.

The best way to value 3-4 unit buildings is using the sales comparison approach with nearby sales comps with similar attributes to the property.
