Having self-managed in C areas for many years, I strongly believe that the actual answer to your question is going to be strongly ("extremely" is probably a better word) influenced by the management company you choose and your ability to manage the management company.

So people are generally willing to pay an amount that results in a 9% return on their property in Omaha.Now this is obviously influenced by other factors.

I also have a daughter going to college in 2 years and I'm worried about how investment property will influence how much financial aid she will receive.

What trips people up is the, probably pretty true, narrative of using wealth to influence politics to create an unfair playing field.
