Don't know about GA but in Texas there is a "struck off" list of properties that weren't bid on.

If you're on thin ice with the deal already maybe it's a no-go, if you've got time and money to hold it and lower the price if need be it could still be a winner.

Well, it was the ice makers, working properly :)On the other hand if they destroy it maliciously or because they don't care/take care of the property I pursue the damage to the fullest extent of my abilities.

The biggest red flag that I have had come up is the fact that the property was struck by lightning last fall.
