I just dont feel I need to max my credit cards out for a program that I feel I can learn with help from people on here and doing my homework. 

Too many people trying to make rentals work and they haven't done their homework.  

Sure I can explain    Lets use simple math. 

Which means you should be prepared to either assign it and if not, then close it yourself but you better have good portions of back up money just in case you screw up with the math and get the rehab estimates really off. 

However, make sure you know your stuff because if they sense that you have not done your homework, they will put you on the back burner.

Good luck, can't wait to hear how it goes...Definitely do your homework on the property managers and rehabbers, and anyone else u use.

But make sure you do your homework and properly vet the management company to know your partner before it even comes to the fine print.  

I have done the homework so far (books, podcasts, seminars, etc) but so far all I have is the theory.

I do not have any numbers on terms because I've done all that math and that cash flow works.
