., & Business Auto coverage- require the PM and the contractors to name them as an additional Insured.- require that the PM & Contractors hold them harmless and indemnify them- require that the PM & Contactors Insurance be Primary & Non-Contributory- require a waiver of subrogationYou should discuss it with your agent and Attorney to see what they recommend. 

Those companies typically wont make you personally guaranty if you have an LLC and they auto report to D&B (Dun and Bradstreet), Experian business. 

Just because a seller accepts your offer quickly does not mean that you are over paying.Finally, the alert that you received saying that it was a "new listing" was most likely auto-generated from the search that your agent set up for you on the local MLS.

I naively thought since they were the best price/coverage balance for home/auto that investment properties would be the same.

It's funny that some other RE Investors I know are asking about other business ventures (like auto paper and dealerships) because the RE market is not as lucrative as 5 years ago.

Occasionally you might see an auto parts store.

One other thing I have seen on some trash contracts is auto renewal.
