hello,My name is Nick and I am from mahwah, NJ.My wife and i purchased our first home, an older home in desperate need of some TLC, about 2 years ago and i have been remodeling it slowly in my spare time.I have listened to a few audiobooks about investing and have begun listening to the bigger pockets podcast I am interested in learning about investing in rental real estate.I do have a question to start with: I have a good friend with a significant amount of money he is willing to invest.  

You can achieve the best of both worlds it just may take some shopping around and finding those cars on the lot that the dealers are desperate to be rid of.  

Any way, I'm just wondering if anyone other investors with a strong performing property ever check in with these guys to see if they are really worth talking to when you aren't a desperate, motivated seller just looking for an easy exit.

The new agents tend to try and do anything to get business and are desperate usually. 

I now think that the main reason I do that is because most folk here on BP who post their desperation to borrow 80%+ (because they haven't bothered or can't save money to save their lives) have shown within their posts that they do fall in that category of non-astute wannabe Investors, wanting quick-fix, silver bullet answers.Of course, John might have other reasons for high deposits, but the "why would I give the lender more of my money every month" excuse seems very lame during these low interest times...

It's awesome you aren't "desperate" like many agents when they get into the biz.

But we had a friend that was in desperate need of a place for her and her 2 kids.

Desperate applicants often are because they have little chances of being accepted for a rental.Get all info you possibly can on her.

They desperately need housing right now, I’m currently renting to nice section 8 tenants in a similar neighborhood, 3/1, with some new updates for $950.
