While I am on the topic of lease terms, I was contemplating creating a group of 5-10 investors and creating a bulletproof lease for all of us to use that complies with all state regs and hits all of our pain points (like one of mine this week was a tenant who thought it would be a good idea to put a trampoline, with no sides of course in the front yard of my SFR)..

This may be just the tool to encourage them to comply with the terms of your lease.  

It complies with state law and gives you the right to enter the property with no notice.That's not just a nit to pick - when you get involved in an argument with a tenant, it's important that you not confuse issues with all sorts of extraneous things.

If they don't make the cut, serve them with the notice to vacate that complies with your state laws.Congratulations on your purchase and good luck!

File a small claims lawsuit since they did not comply with the deadline.

That said, as I'm contemplating what to do for my upcoming leases to make sure I comply, I would think maybe clean criminal background check for the last 5 years, then depending on case.  

Then there is a "make good" clause that lets me notify them they are violating the lease, give them X amount of time to rectify the situation, and give them the hook if they fail to comply. 

Even if the designers are able to sway public opinion to those wretched schemes again, some of the photos prove that the style can have a neutral undertone while the small, easy to change accents can comply with the latest fad.

It takes the wind out of their sails when they want to view you as Simon Legree.My experience is that they will then comply. 

She has been keeping the apartment clean and there have been no more problems with others living there, so apparently my verbal warnings, about non-tenants who were seen living there, were sufficient for her to change that and comply with the lease.
