While I am on the topic of lease terms, I was contemplating creating a group of 5-10 investors and creating a bulletproof lease for all of us to use that complies with all state regs and hits all of our pain points (like one of mine this week was a tenant who thought it would be a good idea to put a trampoline, with no sides of course in the front yard of my SFR)..

It complies with state law and gives you the right to enter the property with no notice.That's not just a nit to pick - when you get involved in an argument with a tenant, it's important that you not confuse issues with all sorts of extraneous things.

She has been keeping the apartment clean and there have been no more problems with others living there, so apparently my verbal warnings, about non-tenants who were seen living there, were sufficient for her to change that and comply with the lease.
