The guy that bought it from me lost it in foreclosure and it sat empty, bank owned for a couple of years and finally sold REO for the price I paid years prior for what was then a run down abandoned summer camp.  

But if it is obviously abandoned, say so in the letter.

@Han Oo I will say not to abandon the SEO unless it's something you just don't want to focus on.

I recently had a abandoned property that suffered from some fire damage given to me from a family member.

I can hold it for 15 days and then it's considered abandoned property and I can sell/dispose of it.They typically only leave junk behind and it's pretty obvious they won't come back for it or sue you to recover it.

If these houses are abandoned, then you have to ask yourself why did they move?

Unscrupulous tenants have been known to turn on appliances and leave them running, turn on faucets and leave them running, turn on lights and leave them running, turn up the heat and leave it running, remove smoke detectors, unleash pests (insects/rodents/etc) in the property, and worse.Fifth, see if your situation meets the criteria for abandonment, for your jurisdiction.

I finally abandoned my loyalty to him and found an investors agent and within 30 days I closed on a house with her.
