It is a technique sure but telling someone you will pay 75,000 when you know you already want 10,000 off in know repairs well.... its untruthful,  that being said it is a technique some people use. 

@Jeremy Scott Are you asking how to locate (skip trace) people, how to build lists of "post-probate" distributeees who have inherited or are you asking about techniques on how to communicate with people that you have (or are trying to) contact?

I was just curious to know if there were any new techniques to invest in them.

Until you can master this technique obtaining debt to leverage yourself to make more money is dangerous business. 

But do you have any specific techniques, tips, etc when driving for dollars.

As building science continues to progress, new techniques and technologies are making homes more maintenance-free and comfortable to live in, but its application is hard because people are used to doing things the way they have been doing them for years. 

To only use one technique to buy real estate is like having a tool box with one tool. 

The techniques FM uses are good. 

Not everyone knows to ask questions like "best guerilla marketing techniques", "what is the best way to contact a personal representative", "how to screen for motivation", or any other question that comes from doing business.
