agree all our plumbers and electricians have those.. the carpenters tend to have the trucks with lock storage bins so they can haul lumber.. one thing i had when i was big into rehab.. and was really a good tool is a dual axel dump trailer with a hydraulic lift ..

In all cases if you own 1 or 100 units, you can't go out the door expecting to get one person that does it all, this is why most fail with contractor as they think a contract or handyman means a guy that fixes everything, and the contractor don't always have the since to say "no" they don't know how to install siding, windows, or something else like cabinets.We have a plumber, electrician, HVAC tech, appliance company, plus a handyman that does small things like replace bedroom doors, vanities, paint.. ahh, and a flooring company that does all our floors.

Other little stuff, like the bathroom and the lock on the door are easy tiny issues, and the electrical panel is a maybe, only if my electrician thought it was necessary.$3500 credit to me sounds like more than enough money, assuming further investigation didn't reveal much else, obviously I'm not privy to the details of the property.
