When the landlord/PM files a claim, the money is pulled from the tenants bank account or charged to their card.

In my area (near the beach) its mostly families and they want cabanas, baby items, chairs, coolers etc that we do not provide but I have a local vendor that delivers and picks up these items and charges a few dollars per day for each item, and give me a 20% referral. 

You can get some estimates from contractors for what they charge for big ticket items like to renovate a bathroom, renovate a kitchen, replace the furnace, replace the roof, etc.All wholesale deals should have free and clear title and you should be able to see the sales agreement before submitting the earnest money deposit.

The hearing still took 30 minutes and he wanted to really concentrate on the accidental water charge, that we refunded and wanted to go into the math discrepancies, which amounted to about 40 dollars.  

There's no charge to me to get these funds except a yearly fee of 200.00. 

Can I charge them fees & rent for storage of their crap? 

I will be charged $150 a year to have them do all their paperwork and keep the line going for me.

If the claim can be disputed, OTA disputes it and makes it hard to collect and the host may simply give up.i think pm, airBnB, guest and LL all know who was responsible for the vape in the toilet, but ota did not charge guest or pay for it and gave the guest a discount (a discount for an issue that the guest was responsible for).  

However, I definitely recommend pictures any time a guest left damage or extra cleaning that will result in additional charges.

A solid buyer-agent agreement will outline what they charge and their intent to negotiate as much of their fee as possible from the seller.
