This would be my first BRRR or out of state flip, so part of me is happy to just get my feet wet and make a little money. 

Not a lot of cash for commercial props, opportunity, and need to get my feet wet.

That means do the dishes/start the dishwasher, bag up the trash and start the wet towels in the wash. 

I cant just credit Rich Dad Poor Dad because at some point in 2015, I found BP online and it was HUGE push forward to help get my feet wet, by reading other people stories, following forums, and reading articles. 

I'm eager to get my feet wet and get started, I've educated myself enough to take my first step and get the ball rolling.

I’m just getting my feet wet.

So far I see myself getting into flips, rentals or buy and hold or maybe get myself started with wholesale or even real estate liscense to get my feet wet.

Outdated plumbing, knob & tube, asbestos, mold, wet basement, deteriorated roof and exterior siding and trim, functional obsolescence, etc.I also look at the surrounding area. 

They just want to get their beaks wet.
