I have noticed the Trending category on the web forum is not working.

Does anyone use https://www.happyinvestor.com/ I came across this web site that claims posting good deal below market, below tax appraised value, investor deal etc.

@Ian Ippolito - Thanks - I just went back to your site, where the guides and background reading are the clearest I've found on the web, and immensely helpful.  

I have been learning by listening to podcasts, watching youtube videos, and reading books and blog posts (the BiggerPockets web site has good specific recommendations).

I'm not looking to pay for increased web traffic at this time.

You probably have paid off around 40% of the loan, so you have about $165 k in equity.You can probably get a refi at about 75% of the Value, which would be around $150k, after closing costs, etc... you'd end up with around $85k in cash to move forward with a PI of around 760/month. 

Be warned:  It is what will make QB 'sticky' as we say in the web industry.
