.- All hardware should be present, property secured, and in good working order (e.g. door stops, light fixtures, faucets, toilet paper holder, hand & bath towel bars, drawer/cabinet pulls, hinges, door knobs/locks, etc.).- Carpets must be professionally cleaned or, if necessary, replaced if there is excessive wear.- The yard must be in good order with no debris, either natural or other.

C class investing, B class light value add, BRRR, etc... once you do that they will put the properties in front of you that fit your strategy. 

We tested it was not black mold and there were light spots with the lack of using the ventilation.

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.
