Maybe train them and get habit of doing that regardless of their reason and if they continue paying late I probably do the 60 day to retake possession ending the lease( month to month)?

When I saw the landlord on September 19th, I showed him traps with roaches in them, empty cabinets in the kitchen and our dining/storage room and told him that we wanted to seek a rental credit for Sept & Oct given the house's lack of habitability

Because, in this shape, this property will never pass inspection for a normal loan, and it's going to take me some time to get these houses rebuilt, I will have to rent it out as soon as it's habitable, and use the rent to pay for the rehab.
