The problem is, none of it is based on actual comps, and again, the word "cute" doesn't have anything to do with setting those numners.What you need to do is a full analysis of the comps for both rent and sold in your area.

Your content will be based on your experience--that is what adds value to the reader, and you don't have experience yet.Instead, focus on building a track record. 

You can get something that's turnkey or new construction at this price point, and most importantly, there's a strong tenant base ready to rent out these homes.
