I allow for tenants to use gas fireplaces, but do not permit tenants to use any wood burning fireplaces.

I should note that generally speaking, without some form of "consideration" (i.e. an earnest money) a contract is not considered valid and so it's arguable that there was never an executed contract in the first place.
