I've found that when I try finding other deal types or other business models or niches, I end up losing a ton of valuable time that goes nowhere. 

There have been a ton of warning signs here on BP and other sites about the markets and how to be a smarter investor - but that is boring advice.

If the didn't do that then they have converted to LTR or MTR rentals at a steady monthly income and have the tenants take over the utilities which offsets the loss of more income.

Wholesaling is risky, because there are a ton of bad players out there, and so most brokerages don't even allow it because there is so much risk, and the principle broker is risking their livelyhood. 

Another option would be to utilize a property manager to manage everything and keep a buffer between you and the tenants.

We've learned a ton, but at a significant cost.

Norada I have only seen FB ads but not a ton, I learned of them from here on BP and someone mentioned it.
