I don’t think I’m being unreasonable as I only want the $300 waived not the whole fee.  

@Waylon Zook There's not exactly room in the front yard for an additional shed, and it would be pretty unreasonable to expect a shed the size of a 10'x20' single car garage.

I want to write him back that we can help out, but is unreasonable for us to pay for majority on that AC unit since my parents had no say in the matter.. can I say that in confidence?

Had a woman making $3k/mo gross wanting a $1400 unit (down from $1680) and thought I was unreasonable declining her for not meeting my 3x requirement.

I also wanted to clarify that when you say 70/30 after NOI, keep in mind that the mortgage payment, capital expenses, and adequate reserves have to be paid prior to free distributable cash-flow. 6% pref is on the low side of market but not unreasonable by any means.
