@Sharad ReddyI used to live in Davis and the area has had strong appreciation and consistent demand with the university and primary schools. 

Therefore, I was looking at the area east of high street directly across from OSU, the university village area north of campus.

Nice duplexes in East English Village, Morningside, or University District/Bagley can be had for anywhere between $150k - $250k.

There are exceptions, but I would needs high degree of confidence that the unit is the exception before spending money to furnish.I will add that my long time STRs that have done great are only doing ok this year.
