It's normal to get online inquiries, but I would pay more attention to how many people are physically touring the property/applying.

I looked at Lowe's kitchen design service, but it seemed to require an in-person appointment and in-person tour of the project property.

Out of state Investing is always a much more involved venture, but it's certainly not out of possibility as long as you are fully educated in that market, have analyzed several properties, have visited or if unable to personally visit have a real estate professional that can tour and offer you an unbiased opinion, have your financial resources in check and have a good team of people in place there, especially when you can't be.

When I toured the unit before purchase, the tenant keep the place very clean and no issue beyond nonpayment appears to be going on as far a lease violations.    

Ask for a tour of at least one of the apartments and the basement.

I just got back from touring a colleague of mine's properties and came across an interesting (and expensive) situation he's currently dealing with.
