Are you currently working on lining up funding or looking at potential properties yet? 

If you don't get access to the property before closing it can be tricky but if there are recent photos online or you can walk through before and take your own then it is much easier.

We signed P&S agreements on 6 different properties totaling 20 units approximately 8 months ago and received a call today that the price we thought we were buying at has to-be increased on average 13% due to the increased cost of construction.

Total system abusers.

For instance, if there was a total of $250K of debt on those properties that woud leave you with $350K of proceeds to use to purchase $600K of real estate.  

While I get where they’re coming from, there are definitely situations where a buyer asking for an inspection can be totally legitimate.

Dig deep for online reviews, Better Business Bureau and their State Real Estate Board, etc.- Do be open-minded though as we have many of the above from tenants who claim we illegally evicted them (so, somehow we got a signed Write illegally?)

Earlier in the thread, it appeared to me that some of my underlying reasoning wasn't either being addressed or was told it was just completely wrong (simply from the total response in the thread), kind of throwing me into a state of cognitive dissonance.I am actually completely okay with NOI covering costs.
