On my end - I've heard that some of the easiest (and potentially cheapest) tricks could be:- applying a fresh coat of paint on the exterior / interior living room spaces of the home- refurnishing doors / door knobs - updating the lighting of bathrooms or kitchen area light fixtures- bathroom refurbishment- curb appeal / clearing out excess weeds/trees/shrubbery.I've also heard of situations where the home owner would either offer to build, or provide a backyard shed for the tenant as additional storage space, charging an extra $100-$150 per month if the tenant wanted to use it. 

In terms of rehabbing the property, the workflow can range from throwing a coat of paint on a wall or two, to an entire gut of the mechanicals, windows, siding, and flooring. 

Morning All, For a Village rental license I need to seal coat a driveway in Sauk Village. 

My STRs get a new coat of paint or new carpet, or even new kitchen upgrades much faster than my LTRs and I usually use higher end appliances. 

I think the bathroom are 6x8"The ducts are all built out of rigid insulation coated with duct material.

I'm replacing the fridge and dishwasher, fresh coat of paint everywhere and some hard flooring put down.

Here’s hoping we can get that clear coat removed 🤞🏼

If I can’t replace the subfloor (out of practicality or economically) I will use the oil based original Kilz primer and seal it in with several coats.

Not trying to be negative nancy but I will not sugar coat anything.

One just needs a coat of paint.
