Just a shout-out here for Melanie, who helped us purchase our 3 bed / 2 bath in Scottsdale -- she's the best!

Right now, newer vintages, larger mix of 2 beds, washer dryer hookups, townhome style, median income in excess of 50,000.

Do they want 2 more on top of the three-that would be a hell no to me for a 4 bed/2 bath home to have 7 adults living there.

My last three commercial purchases all crapped the bed somewhere between inspections and closing because the sellers were a little too big for their britches.

I have a great property in PHX that we have listed for sale, but I would be interested in running an RAL out of my house (already furnished, 5 bed 3 bath, single story ranch style home with two master bedrooms and a pool). 

Can you please share your experience to which range I can be and how many bed and bath I need to look for.
