Unlawful Detainer has been served. 

It serves many benefits for both buyers and sellers and if a law had been passed long ago that all such private transactions were required to be serviced through a thrid party, we would not have as much regulation addressing the issues we have today, specifically, the individual investors under the SAFE Act!

It is also far easier and more cost effective to scale by selling membership interest of an LLC or simply purchasing your real estate in LLC's where you raise money from friend's and family to serve as LP investors.   

If it will be months or more, you might simply serve them all with the proper notice to 'cure or quit', or 'non-payment' if that is the case, and then go to court.Assuming you get the judgment in court, you might then simply evict them.  

We still have to network and create a reliable team, so this would serve us as time to meet contractors/agents/other investors/etc...We are planning to start investing ~$200k depending on the deal.I'm writing this post to get some advice from somebody who might be more experienced in New York, and possibly to start creating some connections.
