I strongly suggest you stop, and get a team around you, or it will not end well. 

What I do see is that a strong screening process improves your chances of getting a responsible resident. 

Richmond is a growing market with strong tenant demand from young professionals, families, and college students, depending on the neighborhood.

Use your $30k for down payment or initial rehab but budget extra for unexpected repairs.Your lead methods (D4D, DealMachine) are strong.

Direct lenders are great for portfolio style loans, investors that do significant transactions and have a banking relationship.
